Pulling Back the Curtain on the Woonsocket Pawtucket YMCA Saga

Here's what I've discovered so far - looking at the city plat map (https://next.axisgis.com/WoonsocketRI/) and property records (https://i2l.uslandrecords.com/RI/Woonsocket/D/Default.aspx).

Apparently the Pawtucket YMCA still owns the Woonsocket pool and associated properties. There is no record of a sale of the property to anyone. To compare, the CYO property on Federal St has a deed dated 2/26/2021 to 77 Federal St LLC, with an office at 122 N Main St. That's the office of Les Przybylko who bought the CYO property with John Messier.

The records on the AxisGIS site are pretty up to date - the 77 Federal St property has a document dated 4/1/2024 that was posted to the site on 4/11.

So my best guess (and I'm no expert) is that Les Przybylko, who has been mentioned as the new owner of the Woonsocket YMCA buildings, probably is working on an option to buy, but has not yet bought. That seems to be the big secret. Maybe they are still hashing out the option, or maybe it's already in place.

But it's also good news - as long as that option is in place, no one else can buy the property. Les will have the time to round up partners and financing, or just walk away (for which there'd be a financial penalty if he did). I think Les' heart is in the right place vis-a-vis Woonsocket. If he's going to put condos or apartments into the CYO buildings, he isn't going to want CVS or a gas station right across Federal Street.

By the way, the YMCA property includes the old post office, the building across Federal St with the skywalk, and the two parking lots on Clinton St.

Though the Pawtucket Y is still stuck with Woonsocket, they've shut it down because they can't afford it. As you know, they took all the pool equipment, and they did open the Woonsocket Y's gym across the street for Beacon School to use recently. So they still own the buildings.

Hope this helps. I can't say that I'm definitely correct, and of course with real estate even just a little bit of the wrong information can cost somebody a lot of money. Well, boo-hoo. But I think this is why everyone seems to be tip-toeing around what is happening.

I'm deeply concerned about the fundraisers for the Woonsocket YMCA since now that we know that the Pawtucket Y still owns the building. Where is the money going? It's highly unlikely that Pawtucket would reopen our pool. They cleaned the building out of everything but the water. So where is the money really going? I am worried that the citizens of Woonsocket might be being duped.
